(Atlantic) Wednesday evening, the Atlantic City Council approved the third and final reading of Vision Atlantic’s Camblin Hills Development zoning change from R-2 single-family to R-4 multifamily dwellings.
The new subdivision is located north of East 22nd Street, between Olive Streets and East 19th Street, on 49.089 acres of land, known as the Camblin Hills Development. The subdivision will provide 60 lots, currently 54 of which are intended for single-family lots, and a 300-capacity childcare center.
The Atlantic City Council’s approval explicitly allows for the construction of single-family, two-family, three-family, and four-family condominiums and townhomes. The single-family homes will be grouped in the smaller lots according to the plat map, and the multifamily lots will be built in groups in the larger ones. The project will also include ten tiny homes ranging from 450 to 800 square feet. The development project comprises three water retention basins, including one already in existence, and a recreation trail around the entire project.
The plan is to begin dirt work on the infrastructure this fall, with housing construction starting in the spring of 2025.
In other business, the City Council approved closing the following streets for the Atlantic Chamber of Commerce AtlanticFest from 5:00 a.m. to 6:00 p.m. on August 10.
*Chestnut Street (both lanes) from 6th Street to 7th Street until 6:00 p.m.
*Chestnut Street (both lanes) from 2nd Street to 6th Street until 6:00 p.m.
*6th Street (both lanes) from Walnut to Chestnut until 6:00 p.m.
*6th Street (both lanes) from Chestnut Street to Poplar Street until 6:00 p.m.
*5th Street from Chestnut to 1/2 block east of alley before the Post Office until 6:00 p.m.
*5th Street from Chestnut to Poplar Street until 6:00 p.m.
*4th Street from Chestnut to 1/2 block east before alley until 6:00 p.m.
*4th Street from Chestnut Street to Poplar Street until 6:00 p.m.
*3rd Street from Walnut to Poplar Street until 6:00 p.m.
*Walnut will remain open.
*The City Council also approved Tim Beadles’ bid of $5,350.00 for the property at 411 Birch Street. As the primary resident of the lot, Beadle plans to restore or replace the garage and build a new two-bedroom, two-bath home.
*The Council also approved setting a public hearing date on a proposed ordinance vacating the 66′ wide street right-of-way of West Fourth Street in Atlantic, beginning at the west right-of-way line of Laurel Street and extending west to the east property line of the Iowa Interstate Railroad. Mr. Rob Stamp would like additional access to his property to the north. To do this, he wishes to cut the curb on the vacated area, pour a driveway, and maintain it as another entrance.
