(Atlantic) The Atlantic City Council followed the Atlantic Planning and Zoning Commission’s recommendation. It approved Vision Atlantic’s Camblin Hills Development Plat Map and zoning change from R-2 single-family to R-4 multifamily dwellings.
The Preliminary Plat for the new subdivision is located north of East 22nd Street, between Olive Streets and East 19th Street, on 49.089 acres of land, known as the Camblin Hills Development. The subdivision will provide 60 lots, currently 54 of which are intended for single-family lots, and a 300-capacity childcare center.
Dave Sturm of Snyder and Associates told the City Council that during the Planning and Zoning Commission meeting on Tuesday, there was a concern about the water runoff from this parcel. Sturm says there is no doubt this project will increase the runoff. However, he says about 75 percent of this project will drain into an existing retention basin.
The Atlantic City Council’s approval explicitly allows for construction of single-family, two-family, three-family, and four-family condominiums and townhomes. The single-family homes will be grouped in the smaller lots according to the plat map, and the multifamily lots will be built in groups in the larger ones. The project will also include ten tiny homes, ranging from 450 to 800 square feet. The development project comprises three water retention basins, including one already in existence, and a recreation trail around the entire project.
In a nutshell, Dave Sturm states that they are addressing the increase in water runoff during significant rain events by adding two new and existing water basins. Sturm says the plan is to begin dirt work on the infrastructure this fall, with housing construction starting in the spring of 2025.
